Sienna Community Yard Sale 2011

There have been a lot of requests for a community yard sale this year.  Anita is once again working on this, we should have some dates soon so stop by often and check the calendar and blog.  Also, we do have a Facebook fanpage that you can LIKE to get updates, along with a feed that you can sign up for to get updates emailed to you.

Right now it is looking like the yard sale will be in November.  Anita is looking into getting balloons again and the HOA is going to be placing another ad in the newspaper as well.  There will be another post when the dates are set.

The ballots are out, don’t forget to vote for the HOA Board members. If you are interested in running for the board be sure to follow the instructions and get your name in soon.

Spring Fling Re-Scheduled!

Hello everyone, the spring has been re-scheduled due to the weather.  The spring fling is being moved to April 30th from 1pm to 4pm.  We were able to get the petting zoo, pony ride and H&N at this time.  A bit sad, but no use having our fling in rain.  See you all then.

Year End HOA Meeting This Thursday

hoaThe year end Markwood North HOA meeting is tomorrow night 11/11/2010.  We will be discussing the accomplishments of this past years board, as well as finding out who will be on the board for the next year.  The meeting starts at 6pm at the Groves Church just north of Queen Creek on Gilbert road.  See you there.

Sienna View Fence Painting Schedule

Fence and sand duneJust in case you didn’t see the latest mailer on the Markwood North view fence painting schedule, here is the tentative schedule.  Look for the door hanger’s, they will let you know that you have 48 hours to clear the fence of any vegetation and dirt/rock under the fence (if it came from your side).  If you have any questions you can contact the property management company, the information is on the right side of the website.

I know that some people don’t really want this done, but it does need to be done before the fence rusts as replacement is much more expensive.  See you around the neighborhood.  The project is expected to take approximately six weeks.

Guests in attendance:            Two homeowners attended the meeting

The open session was called to order at 7:00 PM 

Motion to approve the CLC Enterprises proposal for wrought iron fence painting with the exclusion of item B under the warranty section made by Steve Schooley, seconded by Tom Ohmer and carried unanimously.

Motion to approve the August 12, 2010 open session meeting minutes made by Tom Ohmer, seconded by Mike Lange and carried unanimously.

Motion to approve the August 2010 financials as presented made by Tom Ohmer, seconded by Mike Lange and carried unanimously.

Old business consisted of:
     Management is to update the wrought iron fence log and provide to Board.
     Tom Ohmer to proceed with completing the repairs to the picnic tables in the ramadas.

New business consisted of:
     Management to invite H&N Landscape to attend the October meeting to go over some of Board’s concerns with the services.
     The annual meeting notice should include an insert with the CC&Rs reminder.
     Management to proceed with repairs of ramada lights and timer (off at 10 PM), as well as the N Park transformer by an electrician.
     Management to proceed with mailing the wrought iron fence painting notice to owners.
     Management to proceed with mailing the over-seed requirement letter and tips to owners.
     Motion to approve the 2011 budget as presented made by Steve Schooley, seconded by Tom Ohmer and carried unanimously.

Without further business to discuss, the meeting was adjourned at 8:01 PM

October 2010’s HOA Meeting

Some of the topics tonight were:

  • Painting of view fences
  • Repair and painting of the community walls
  • Maintenance and repair of play park equipment
  • Abuse of play parks and common areas
  • Mailbox repair

Painting of view fences will begin shortly, homeowners will be getting notices soon about when their sections will be painted.  Remember that if you have a view fence you will need to have it cleared 3 inches below the fence and all plants pulled away from the fence and covered, or you will be charged for the labor.

Repair and painting of the community walls are taking a bit longer as the company that painted the test areas is taking their time getting us a final quote.

Maintenance and repair of the playground equipment requires constant vigilance, it’s our children’s safety after all.  We are currently getting quotes on replacing a section of the floor on the northern play park, the rubber is separating from the steel flooring and all attempted repairs have failed.

Abuse of the play parks and common areas are a constant problem.  Residents are not only complaining about non-residents using and abusing our parks, but are also seeing illegal activities such as drug use and motorized vehicles driving through the parks.  I will be adding contact numbers on the Neighborhood Watch page, keep calling the police as they will patrol our neighborhood more often if they keep getting calls.

Mailbox repair is a constant issue.  The original mailboxes that were installed were the cheapest money could buy, of course.  As the mailboxes are replaced they are being replaced with higher quality mailboxes, we have spent nearly $3000 this year alone in replacing and repairing the boxes.

These were the highlights, as usual there is a lot to talk about when it comes to keeping Markwood North looking gorgeous.  See you at November’s meeting, it’s election time so be sure to send in your votes.

Markwood North Over-Seeding Tips

 Over-seeding Tips for Homeowners

Over-seeding in the Fall in Arizona is a bit more complicated than scalping the Bermuda and then tossing on some rye grass seed but, not to worry, I will try and explain as much as possible all of the ins and outs of this process.  It is required that all Markwood North residents over-seed their front yards, if they have grass.

Seed:

The first things to consider are the various cultivars of grass seed available.

DO NOT use annual rye. It is an ugly yellow green grass with large fast growing leaves.

While the predominant seed used in Arizona is rye, one must consider which variety of rye to use, as well as, other options under various circumstances, such as shady areas.

Always use a blend of two or more perennial rye varieties in sunny areas. Using a blend lessens the possibility that a disease will kill all of the turf should one occur. Also this gives you various strengths to offset each varieties weaknesses. I prefer a blend of dwarf turf type rye grasses, which grow shorter than typical rye.

In the shade you should add to your rye blend a few of the following:

Poa Trivialis            bluegrass

Poa Supina            bluegrass

Creeping Red         fescue

Sheep’s            fescue

Hard                fescue

Preparation:

Around the first of September, you should begin cutting back on your irrigation to the turf. Reduce your watering days to once a week and allow the Bermuda to begin going dormant.

This will reduce the overall stress to the Bermuda grass and significantly cut down on the amount of debris produced during scalping.

Anticipate scalping/seeding around the first of October, weather depending. You should wait until nighttime temperatures are consistently in the 70′s.

A few days before scalping, flag the locations of all of your sprinkler heads and verify their correct operation.

Scalping:

Mow the turf down to your mowers lowest setting. Remove as much debris as possible. Trim along all obstructions and edges to the dirt.

Seeding Rates:

When combining cultivars, you should account for the total amount of seed in the combination. Example: 50% Rye with 50% Fescue – for a total 10 lbs./100 sq ft of seed or…Example: 90% Rye with 10% Bluegrass – Rye 6 lbs/1000 sq ft and Bluegrass ½ lbs/1000 sq ft for a total of 6.5 pounds of seed.

Just Rye – Apply 10 pounds of seed per 1000 Sq. Ft. of turf area.

Just Fescue – Apply 10 pounds of seed per 1000 Sq. Ft. of turf area.

Just Bluegrass – Apply 1.0 pound of seed per 1000 Sq. Ft. of turf area.

Incorporate the seed into the soil by raking.

Watering:

Pop-up heads, set for 4 minutes per cycle.

Center rotary heads, set for 16 minutes per cycle.

Edge rotary heads, set for 8 minutes per cycle.

The above times are averages; your times may differ based on flow and pressure. Gauge your output on each type of head by placing a jar or bowl ½ the distance of throw and recording the amount of water applied in a given period of time. Ideally you want about 1/8 inch of water applied each cycle

Set your irrigation clock to water 6 times per day, every day of the week. You may have to use more than one program. Start times should be as follows:

8:00     AM

11:00    AM

2:00     PM

5:00     PM

8:00     PM

11:00     PM

Two weeks after significant germination takes place, add time to the cycles and use fewer start times. Continue to adjust the cycles and start times until you have achieved a schedule of 1 watering per day, 3 days per week with approximately 1 inch of water being applied per watering.

Once the winter rains begin and if the temperatures are especially cool, you may only have to water once per week to maintain the turf.

If you reduce the watering schedule and wonder if there is enough water being applied to the turf… Look for a bluish discoloration, which will indicate the turf needs water, and increase the watering days.

Your remaining start time should be approximately set for 3:00 AM.

Mowing:

Mow the first time to 2 inches when the new turf has reached a general height of 3 inches.

Keep your blades sharp and if you desire a lower mow height, slowly lower the mow height by ¼ inch each week until you reach the height you want.

Do not mow winter turf grasses below 1 inch.

Fertilization:

Fertilize with a balanced fertilizer (21-7-14) immediately after your first mowing. These fertilizers are typically an ammonium nitrate product.

When daytime temperatures are consistently below 65 degrees, you must fertilize with a calcium nitrate product typically (15-0-0).

Ammonium nitrate products do not degrade properly in cool temperatures.

Over-Seeding – Sienna CC&R Requirements

RE:    Front Lawn Over-seeding Requirements for Markwood North

 

Dear Homeowner(s),

The Sienna Community Association Covenants, Conditions, Restrictions, and Easements (CC&R’s), Article 6, Section 3 requires that front lawns on all lots be over-seeded in order to maintain a green turf at all times.  With the time for seeding winter Rye almost upon us, attached are some helpful hints in transitioning your lawn from the summer to winter.   Please note that the Sienna Community Association CC&R’s allow for fines in the amount of $10 per day for each day of non-compliance of the over-seeding requirement.  Over-seeding process should be done within the month of October and non compliance violations will begin in November.
