Sienna Annual Garage Sale

It’s official, the annual Markwood North garage sale is this weekend Saturday November 5th 7am to 2pm. Sorry for the late notice, but get your goodies ready for the sale. Garage Sale balloons will be available for pickup Saturday at 6am at 3420 S Halsted Place.

The Vietnam Veterans of America will be in Sienna on Thursday November the 10th to pick-up unsold/unwanted items. Donation bags and yellow balloons marking items for donation pick-up will also be available at this time.

Sienna Community Yard Sale 2011

There have been a lot of requests for a community yard sale this year.  Anita is once again working on this, we should have some dates soon so stop by often and check the calendar and blog.  Also, we do have a Facebook fanpage that you can LIKE to get updates, along with a feed that you can sign up for to get updates emailed to you.

Right now it is looking like the yard sale will be in November.  Anita is looking into getting balloons again and the HOA is going to be placing another ad in the newspaper as well.  There will be another post when the dates are set.

New Menu Selections

I’ve been asked many times to put pages with the homes for sale in Markwood North as well a page for available rentals in Markwood North, so I finally did it. I’ve replaced the local restaurants tab with a new tab for Homes for Sale as well as Rentals. These are updated continuously through the Arizona Multiple Listing Service, so unlike Realtor.com these are updated right away rather than days old information.

This site is actually getting a lot more traffic than I had originally expected, it was intended to be a site for people in Sienna to come and get information about our neighborhood but I’m getting requests from outside the neighborhood as well to put more information about what is available (there are a lot of people that want a home in here).

I have been neglected the site over the summer, especially since the HOA board didn’t have any meetings over the summer but I am going to be updating regularly again. If you are a resident of Markwood North and would like to post an ad regarding a yard sale, rental or anything else just contact me and I can either make the post for you, or add you as a contributor to the site.

Quaint little Bistro in South Chandler..d’vine

I love this time of year in Arizona…the weather is perfect and dining outside is enjoyable this time of year!  There is nothing better than the ambiance just perfect when you are out and about enjoying a fine restaurant.

My husband and I have 2 beautiful children…and as most parents know that it gets expensive hiring a sitter for the evening, so we have changed our ‘evening dates’ to ‘day dates’ while the kids are at school, we take time to rejuvenate and spend sometime with one another!

Let me present to you our favorite wine bar…  d’vine bistro & wine bar

Now, I have to apologize for my cheesy photo…for this is all I have!  Stay tuned for a 2nd blog with spectacular photos!  Smile

Their menu is quite varied, their service and I know your dining experience is incredible…trust me you’ll have to go back a 2nd time because you enjoyed yourself…maybe even a 3rd and 4th time!  Smile

My all time favorite is the Salmon, in a lemon caper sauce with grilled asparagus and mashed potatoes… a glass of wine, for me an occasion gin & tonic!  Then top the evening off with their peach cobbler…yummy!

Spring Fling Re-Scheduled!

Hello everyone, the spring has been re-scheduled due to the weather.  The spring fling is being moved to April 30th from 1pm to 4pm.  We were able to get the petting zoo, pony ride and H&N at this time.  A bit sad, but no use having our fling in rain.  See you all then.

A 3.8% Homes Sales Tax?

TaxesI mentioned in my Markwood North (Sienna) Insider newsletter that I would put the full post for the Sales Tax on homes that will be coming into play January 1, 2013, what I’m going to do is briefly explain and then give you links to FactCheck.org and the National Association of Realtor’s PDF file (you will need Adobe Acrobat to read).

In  a nutshell, our government decided to drop this tax in the new health care bill….possibly hoping that nobody would notice it amongst the thousands of pages.  It won’t affect most apparently, only the “rich people” that make over $200,000 that our government feels owes more money to the pot will be pinched.  I usually try to remain neutral in these matters when I post, but I personally feel this is only the beginning.

Here are the facts:

  • Tax only applies for those making over $200,000/year ($250,000/year if married filing jointly)
  • Does not apply to personal residences

Here is a quick quote from www.factcheck.org on how the tax will be imposed:

  • A single executive making $210,000 a year who sells his $300,000 ski condo for a $50,000 profit. His tax on the sale of that vacation home would amount to $1,900, in addition to the capital gains tax he would have paid anyway.

Markwood North Holiday Light Contest

ChristmasLights1The Sienna HOA is having its annual holiday light contest for homeowners.  The lights will be judged by the Sienna Architectural Committee members during the holiday season.  So, ramp it up with the lights to have a chance to win a prize for having the best lights in the neighborhood.

The prizes will be:

  • 1st Place – $75 Basha’s gift card
  • 2nd Place – $50 Bashas’s gift card
  • 3rd Place – $25 Basha’s gift card

My wife and I will be going around the neighborhood as well to get some pictures of holiday lights to post here on the website.  If you get any that you would like to share please send them to us at michael@phoenixareaspecialists.com’; you can also post them by requesting a login.

Year End HOA Meeting This Thursday

hoaThe year end Markwood North HOA meeting is tomorrow night 11/11/2010.  We will be discussing the accomplishments of this past years board, as well as finding out who will be on the board for the next year.  The meeting starts at 6pm at the Groves Church just north of Queen Creek on Gilbert road.  See you there.
